More about this course

This course contains the use of artificial intelligence.

Mortgage exam questions often turn on a small distinction: an application can trigger a Loan Estimate before income verification is complete; a fixed note rate does not freeze escrow expenses; and a licensing identifier does not itself grant authority to originate. These practice tests help you work through those distinctions using specific facts and clear answer feedback.

Practice the full public National Test outline

The course contains 313 original English questions across six tests. Five focused reviews cover federal mortgage-related laws, uniform state content, general mortgage knowledge, mortgage loan origination activities and ethics. They contain 45, 40, 40, 40 and 28 questions respectively. These are custom study sessions, not five additional full-length national exams.

The final test is a 120-question, 190-minute simulation. Its domain allocation approximates the published weights of 24%, 11%, 20%, 27% and 18% with 29, 13, 24, 32 and 22 questions. The official test has 115 scored items and five unscored pilot items. Here, all 120 original practice items contribute to your practice result. The official test uses statistical equating; a raw course percentage does not reproduce an official score or predict a pass.

What you will work through

  • Apply disclosure triggers, timing rules, fee tolerances, rescission rights and compensation restrictions to different transaction conditions.
  • Distinguish state licensure, federal registration, sponsorship and temporary authority without treating an identifier as a license.
  • Compare mortgage products and program features, evaluate underwriting evidence, and calculate ratios, payments and closing funds.
  • Recognize misleading advertising, inappropriate referral arrangements, privacy problems and fraud indicators while avoiding unsupported conclusions.

Use each attempt as a review tool

Start with the focused reviews. After answering, read the explanation for every option and identify the fact that rules out each distractor. Recalculate numerical questions before reading the solution. Then attempt the simulation in one sitting, review the weak domains, and revisit current official materials. The 75% course threshold is a practice benchmark; it is not a readiness guarantee.

Scope and rules were checked on October 16, 2026. Some exercises state hypothetical program limits or contract assumptions explicitly; these are not claims about every lender or a current annual loan limit. Regulations, program requirements and state-specific obligations can change, so continue using current official sources.

This is independent examination practice. It is not affiliated with or endorsed by NMLS, CSBS, a regulator or a government agency. It does not provide NMLS-approved prelicensing or continuing-education credit, a license, legal advice or a guarantee of passing. It covers the National Test with Uniform State Content, not a separate state's complete licensing law. The course is in English; that course language does not establish the official exam's complete delivery-language availability.
